And these neighborhood plans need to include quality green space, pocket parks, and support our tree canopy.

Let's take another look at the UDO to ensure the implementation of strong sustainable building requirements AND that includes the surrounding landscape. Protect our tree canopy, don't allow clearcutting, or the paying of fees to get around clearcutting, reduce turf and increase native trees and shrubs. Let's use less energy and improve air quality as part of the UDO and not allow for shortcuts. Charlotte's growth and quality of life needs this.

Question
But the truth is that if you allow higher density and more commercial development, the #1 place type will be reduced, thereby increasing the tax base. and isn't that part of what this is all about? More tax base to fund growth?

I was planning and construction director of a school system when our county implemented impact fees. 1. They are difficult to accomplish because the development community strongly opposes. 2. Impact fees alone do not come close to paying for growth.

You are attempting to have two general neighborhood types fit all. Infrastructure, schools, mass transportation and employment opportunities need to be laid out FIRST!!! In my area of Far East, we have little country roads, few old schools, NO buses, and development of clear cut land for housing has taken away the few opportunities for employment. Your pretty pictures do not describe what is happening out in my part of Mecklenburg County. You allow matchbox houses now and will soon be allowing duplex/triplex homes with NO RESOURCES. And there are NONE in the plans.
You MUST diversify Neighborhood I until appropriate infrastructure and protection of our green spaces, mass transportation and employment opportunities are built.
